CLEARANCES TERMS AND CONDITIONS
1. SITE SAFETY & ACCESS (CRITICAL)
All clearance works are treated as active working sites for health and safety purposes.
During clearance works:
- furniture may be dismantled or broken down
- heavy items may be moved through the property
- tools and equipment may be in use
For safety reasons:
- customers, occupants, neighbours, and visitors must not enter or move freely within the working area
- children and pets must be kept away from the working area at all times
Customers are responsible for ensuring the site is clear and safe for our team to operate.
D&E House Clearances & Removals Ltd accepts no liability for injury or damage where individuals enter or interfere with an active working area.
2. WASTE TYPES & RESTRICTIONS
Certain items cannot be included within standard clearance pricing and/or cannot be removed as general waste.
These include, but are not limited to:
- paints, solvents, liquids, and chemicals
- food waste
- electrical goods
- fridge freezers
- upholstered furniture (POPs)
- light bulbs
- biohazard materials
- asbestos (see below)
These items require specialist disposal routes and may:
- incur additional charges
- be refused if not declared
3. ASBESTOS
We do not remove loose asbestos or hazardous asbestos materials.
We may remove asbestos only where it is:
- bonded within cement
- capable of being safely handled, bagged, and transported
All asbestos must be declared in advance.
Failure to declare asbestos may result in:
- refusal to carry out work
- additional charges
4. SPECIALIST DISPOSAL COSTS
Certain items must be disposed of via specialist trade waste facilities.
This includes:
- upholstered furniture (POPs)
- fridge freezers
At the time of writing:
- these items carry a minimum disposal charge starting from £70, subject to site rates and weight
These costs are:
- separate from labour and clearance charges
- subject to change based on disposal facility pricing
5. DEPOSITS
Deposits may be required for clearance work.
Deposits are mandatory for:
- large clearances
- high-volume waste jobs
- jobs with significant disposal costs
Deposits are used to cover upfront tipping and disposal costs.
Failure to pay a required deposit may result in cancellation of the booking.
6. PAYMENT TERMS
Final payment is due immediately upon completion of the job unless otherwise agreed in writing beforehand.
Accepted payment methods:
- bank transfer
- cash
- card
Total cost will consist of:
- labour
- time
- fuel and travel
- plus disposal (tipping) charges
Any additional waste, changes in load, repeated disposal runs, or differences in weight or waste type may result in a revised final cost.
All charges must be settled in full upon completion.
7. PRICING STRUCTURE & TIPPING COSTS
Clearance pricing is made up of separate elements and is not provided as a single combined figure.
Pricing is calculated based on:
- labour
- time spent on the job
- fuel and travel
- waste type and category
- weight and volume of waste
- number of disposal / trade waste journeys required
- disposal (tipping) costs
Time on the job is not limited to time spent at the property.
Chargeable work may also include:
- loading the vehicle
- travel to and from trade waste facilities
- unloading at disposal sites
- queueing and waiting time at trade waste facilities
- repeated journeys where multiple loads are required
Customers acknowledge that clearance work may involve numerous visits to trade waste facilities and is not simply a case of loading one van and leaving site.
Tipping and disposal costs are always charged separately from labour.
These costs are determined by:
- the type of waste
- the weight of the load
- the category of waste
- disposal facility rates at the time of tipping
As disposal charges are set by third-party facilities and vary depending on weight, waste type, and site rates, they cannot always be fixed in advance.
Where possible, estimates may be provided. However, final charges will reflect the actual cost incurred, including any repeated disposal journeys required to complete the clearance.
By booking, customers agree that:
- labour and tipping are separate charges
- repeated trade waste visits may be required
- tipping costs may vary
- final pricing reflects the actual work carried out and actual disposal costs incurred
8. WEIGHT & DIFFICULT LOADS
Clearance pricing is based on:
- volume
- weight
- access
- labour required
- transport and disposal requirements
Items that are:
- excessively heavy
- difficult to access
- awkward to remove
- located in restricted or challenging areas
may result in:
- additional labour
- increased time
- additional disposal runs
- revised pricing
All such decisions are at the discretion of D&E House Clearances & Removals Ltd.
9. NOISE, WORKING HOURS & NEIGHBOURS
Clearance work is not a quiet service.
Work may involve:
- dismantling furniture
- lifting and moving heavy items
- use of tools
Where early starts or strict timeframes are required, it is the customer’s responsibility to:
- inform neighbours
- manage any access or communication issues
D&E House Clearances & Removals Ltd is not responsible for:
- neighbour complaints
- noise disputes
- third-party access issues
10. ACCESS & SITE READINESS
Customers must ensure:
- safe and clear access to the property
- all areas intended for clearance are accessible
- the site is ready for work at the agreed time
Delays caused by:
- restricted access
- unsafe conditions
- incomplete preparation
may:
- delay completion
- incur additional charges
11. AGREEMENT
By booking a clearance service, the customer confirms that:
- all waste types have been accurately declared
- restricted or specialist items have been disclosed
- the site will be safe and accessible
- these terms and conditions are accepted in full
12. Waste Transfer Notes
- Waste Transfer Notes will be issued upon full payment of the invoice. As this is a legal document confirming the transfer of waste, it will not be released until all outstanding balances have been settled
